These Terms & Conditions apply to bookings made directly with Your Masdar Home (“we”, “us”, “our”). By making a booking, you (“the guest”, “you”, “your”) agree to comply with these Terms & Conditions, the applicable rules of the building and community, and all applicable laws and regulations in Abu Dhabi and the UAE.
The person making the booking must be at least 18 years old. The booking is valid only for the dates, guests and occupancy agreed at the time of booking. Only registered guests may stay overnight at the property. The apartment may not be sublet, transferred or used for commercial purposes without our prior written agreement.
A refundable AED 1,000 security deposit is required for direct bookings. The deposit provides security against reasonable costs arising from damage to the apartment or its contents, loss or damage to keys/access cards, exceptional cleaning resulting from misuse, breaches of these Terms & Conditions, or other reasonable costs caused by the guest or members of their party.
Normal wear and tear will not be charged. Following check-out, the apartment will be inspected. Subject to there being no damage, loss or other chargeable issue, the security deposit will be returned within 72 hours of check-out. Where a deduction is required, we will notify the guest of the reason and, where reasonably practicable, provide photographs, receipts, quotations or other supporting information. If costs exceed the deposit, the guest remains responsible for the reasonable outstanding cost.
Guests are responsible for damage caused by themselves, members of their party, children or pets. Guests must notify us as soon as reasonably possible if anything is accidentally damaged. Deliberately concealing or misrepresenting damage may constitute a breach of these Terms & Conditions.
All keys and access cards must be returned at check-out. A charge of AED 350 per lost or unreturned key or access card will apply.
Smoking and vaping are strictly prohibited inside the apartment. This includes cigarettes, cigars, shisha, e-cigarettes and vaping devices. Guests must also comply with applicable smoking restrictions within the building and community. Reasonable additional cleaning, deodorising, damage or replacement costs may be charged where applicable.
Bakhoor, incense, candles and other items involving burning, charcoal or an open flame are strictly prohibited inside the apartment. Portable burners, charcoal burners, candles and similar devices must not be used inside the property.
Parties, events and gatherings are strictly prohibited. The apartment is intended for quiet residential accommodation and may not be used for parties, celebrations, commercial events or gatherings beyond permitted occupancy. Excessive noise or behaviour that disturbs neighbours or breaches building/community rules is prohibited.
Guests must respect neighbours and the wider community and comply with applicable building and community rules, including any quiet hours and security/access requirements.
One well-behaved pet is welcome by prior arrangement. Guests are responsible for their pet and for any damage, excessive noise, mess or disturbance caused by the pet. Applicable building/community pet rules must be followed.
Children are welcome. Baby and child equipment may be available upon request, subject to availability. Guests are responsible for supervising children and ensuring equipment is used appropriately.
The apartment will be cleaned before each stay. Guests are expected to leave the property in a reasonably clean and tidy condition. Additional reasonable cleaning costs may apply where exceptional cleaning is required because of misuse, smoking, excessive mess, stains, pet-related issues or other avoidable circumstances.
Furniture, appliances, kitchen equipment and other items supplied with the apartment must remain at the property unless otherwise agreed. Guests must use appliances and equipment responsibly.
Check-in is from 3:00 PM. Check-out is by 11:00 AM. Early check-in or late check-out may be available by prior agreement and subject to availability. Guests must vacate the apartment by 11:00 AM unless a different time has been agreed in advance.
Visitors must comply with applicable building and community access rules. No additional overnight guests are permitted without prior approval.
Guests must comply with applicable UAE and Abu Dhabi laws and regulations, DCT Holiday Home requirements, building/community rules, security and access requirements, and reasonable instructions provided by Your Masdar Home relating to safe and lawful use of the property. Where building or regulatory requirements are stricter than these Terms & Conditions, the stricter requirement will apply.
A serious or repeated breach may result in the booking being terminated, subject to applicable law and regulatory requirements. Serious breaches include parties/events, smoking/vaping inside, use of bakhoor/incense/open flames inside, deliberate or significant property damage, serious disturbance, exceeding permitted occupancy, unauthorised subletting, unlawful activity or serious breach of building/community/regulatory requirements.
Where practicable, belongings left behind will be retained for a reasonable period and the guest contacted where the owner can be identified. The guest is responsible for reasonable delivery/courier costs.
Wi-Fi and utilities are provided for normal residential use. We cannot guarantee uninterrupted services where an interruption is caused by circumstances outside our reasonable control, including building maintenance, service-provider issues, emergencies or utility outages.
The cancellation terms applicable to the booking will be clearly stated before the booking is confirmed. Refunds will be calculated in accordance with the cancellation policy applicable to that booking.
In exceptional circumstances, we may need to change or cancel a booking. Where this occurs, we will notify the guest as soon as reasonably practicable and provide an appropriate alternative arrangement or refund where applicable.
Guests are responsible for their own belongings and personal property. Your Masdar Home is not responsible for loss, theft or damage to guests’ belongings except where liability cannot legally be excluded or limited. Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited.
We will not be responsible for failure or delay caused by circumstances outside our reasonable control, including natural disasters, government restrictions, building emergencies, utility failures, security situations or other events beyond our reasonable control.
Personal information supplied during the booking process will be used for managing the booking, communicating with guests, providing accommodation and meeting applicable legal and regulatory obligations. Personal information will be handled in accordance with applicable privacy and data-protection requirements.
These Terms & Conditions are intended to be governed by the applicable laws and regulations of the United Arab Emirates and the Emirate of Abu Dhabi. Any dispute will be dealt with by the appropriate authorities or courts having jurisdiction, subject to applicable law.
By completing a booking with Your Masdar Home, the guest confirms that they have read, understood and agreed to these Terms & Conditions.
